Where to Start

Where to start your Build

Starting a building project or a renovation can be an exciting yet complex process. To ensure success, it’s essential to follow a structured approach. Here’s a professional, informative, and engaging guide on where to start your build. Understand the Importance of Detailed Plans and Specifications
Before you begin speaking to builders, have a comprehensive set of plans and specifications. These documents should detail everything from room layouts to material types. Clear plans ensure you and your builder are aligned, avoiding misunderstandings and potential disputes. If you’re uncertain about your requirements, consider whether you need a project builder with pre-defined designs or a custom builder who can create a bespoke plan tailored to your needs. An architect or draftsperson can help develop detailed plans if necessary. Evaluate Your Site Thoroughly
The site you choose for your build can significantly impact construction costs and timelines. Key features to consider include soil quality, slope, and accessibility. For example, building on a steep incline may necessitate specialized foundations and retaining walls, increasing costs. Prioritize easy access for builders and materials to avoid additional logistical challenges and expenses. Secure Construction Financing
Most residential builds require financing, and construction loans operate differently from standard mortgages. They function on a drawdown basis, where funds are released in stages as the project advances. This method ensures you only pay interest on money that has been spent, saving you from higher interest on unused funds. Consult a mortgage broker experienced in construction finance to secure pre-approval and understand your financial limits early in the process. Choosing the Right Builder
Your builder is the cornerstone of your project’s success. Engage multiple builders, request detailed quotations, and compare them thoroughly. Be wary of unusually low quotes, as they might exclude essential elements or materials, leading to unexpected costs. Assess the builder’s reliability and professionalism by checking their previous work, speaking to past clients, and conducting a license check. Ensure the chosen builder can start your project within your desired timeframe. Navigating Contracts and Progress Claims
The construction contract outlines your rights and obligations and those of your builder. It includes stages for progress claims, which are payments made to the builder as different construction phases are completed. Familiarize yourself with these milestones and coordinate with your bank to ensure timely payments, preventing delays. Understand the terms thoroughly and seek legal advice if necessary. Effective Communication and Avoiding Variations
Maintain clear communication lines with your builder. Schedule regular updates and site visits to monitor progress without micromanaging. Variations to the original plan can disrupt timelines and incur additional costs. Limit changes by finalizing decisions early, and if changes are unavoidable, formally document and agree upon them with your builder. Handover and Practical Completion
As your project nears completion, prepare for the practical completion stage. Conduct a detailed walkthrough with your builder to identify minor defects or omissions, documenting them for later rectification. Most contracts include a defects liability period during which the builder must address any issues that arise post-occupancy. By following these structured steps, from developing detailed plans and securing appropriate financing to choosing the right builder and maintaining effective communication, you can ensure a smooth construction process. This strategic approach not only mitigates risks but also maximizes the chances of completing your build on time and within budget, embodying the ethos of Build like a Pro.

CASE STUDY

What do you focus on in a quote?

John and Diana have received two quotes from two building companies. One quote is full of allowances and has no fixed price component. This quote also states that the price is only valid for 7 days. Despite John and Diana having paid for a soil test, the quote makes no mention of soil type or excavation. The second quote however sets out in detail the soil type and as much detail as possible as to the materials used.

How to Build a House

Believe it or not, there are sequences in construction. If there were not, we would all end up building our own individual portion of the project at the same time or at random times and we would wind up having an awful mess on our hands (not to mention a complete train wreck of a project)! In this episode of Electrician U, Dustin digs into the different phases of building a house.
