Secondly, be aware of allowances and provisional sums. These are placeholders in a quote where the builder has estimated a cost because the final selection or price is unknown at the time of quoting. While allowances for items like fixtures, fittings, and finishes are common, they can vary significantly between builders. Ensure that you have a clear understanding of what these allowances cover and whether they are realistic for your project’s scope. Provisional sums can be particularly tricky. These are estimated costs for specific parts of the work that cannot be precisely determined before the project begins, such as excavation or foundation work. A quote with a high provisional sum might initially appear cheaper but could escalate as the project progresses. Clarify with the builder what these provisional sums entail and how they might affect your overall budget. Another key aspect is the validity period of the quote. Some quotes might be valid for a very limited time (e.g., 7 days), especially in volatile markets. This is particularly common in the current climate with fluctuations in material costs and availability. Ensure that you understand the timeframe and any potential variables that could affect the final cost. Additionally, look for any exclusions in the quotes. These are important to identify as they are items or services that the builder does not include in their price. Such exclusions can lead to unexpected costs down the line if they are not accounted for in your planning. Query any exclusions with the builder to understand who will be responsible for those items and what the associated costs might be. What do you focus on in a quote?

John and Diana have received two quotes from two building companies. One quote is full of allowances and has no fixed price component. This quote also states that the price is only valid for 7 days. Despite John and Diana having paid for a soil test, the quote makes no mention of soil type or excavation. The second quote however sets out in detail the soil type and as much detail as possible as to the materials used.
