Progress Meetings/Inspections
As your project takes shape, you will undoubtedly want to check its progress. Regular inspections and progress meetings are essential to ensure that your residential build stays on track and any issues are promptly addressed. When engaging with your builder, it is important to understand that there are formal steps you need to follow to visit the site and inspect the work. Generally, homeowners cannot just turn up unannounced due to safety regulations and contractual terms which usually stipulate that site visits should be arranged in advance and conducted during agreed-upon times. To facilitate this, regular progress meetings can be arranged, where you and the builder discuss updates, milestones achieved, and any potential challenges. These meetings are valuable for maintaining open communication, setting expectations, and ensuring that everyone is aligned on the project timeline. Inspections can be scheduled to coincide with key construction stages such as completion of the foundation, framing, and final finishes. During these inspections, focus on verifying that the work meets the agreed specifications and quality standards. Sometimes, your lender may also require you to provide documentation from these inspections as part of the drawdown process in a construction loan. This typically includes the builder’s invoices, progress claim certificates, and sometimes a valuer’s report confirming that the progress stage has been reached. Given the complexity of construction, it may be beneficial to engage a third-party inspector to provide an impartial assessment of the work. This can offer additional peace of mind and help identify any issues that may not be immediately apparent. However, it’s essential to coordinate these inspections with your builder to avoid any disruptions. From a contractual perspective, keeping detailed records of all progress meetings, photographs, and reports from inspections is paramount. This documentation can be invaluable if any disputes arise regarding the quality or completion of the work. In summary, conducting regular progress meetings and inspections requires clear communication and coordination with your builder. By following the formal steps outlined in your contract and engaging in regular, structured check-ins, you can effectively monitor the progress of your project and ensure that it is completed to your satisfaction.
