Choosing the right clients is one of the most important decisions a builder can make. A good client relationship leads to quality work, fair compensation, and repeat business. A poor client relationship can result in disputes, delays, and damage to your reputation.
Evaluating Potential Clients
Financial Capacity
- Verify funding — Confirm the client has access to finances
- Understand their budget — Are they realistic about costs?
- Payment history — Check references from previous projects
- Pre-approval status — For loans, confirm pre-approval or approval in place
Communication Style
- Are they clear communicators? — Do they explain what they want?
- Do they listen? — Are they open to your professional advice?
- How do they make decisions? — Quickly and decisively, or indecisive?
- Red flag: Clients who won’t communicate clearly or dismiss your concerns
Expectations and Scope
- Are expectations realistic? — Do they understand construction timelines and costs?
- Can you clearly define the scope? — Vague requirements lead to disputes
- Do they respect your expertise? — Or do they second-guess every decision?
- Scope of work: Are they asking you to do more for less?
Professional Behavior
- How do they treat service providers? — If they’re disrespectful to you or trades, they’ll be difficult throughout
- Do they honor agreements? — Check references
- Are they reasonable? — Or do they have unrealistic demands?
- Do they understand the contract? — Or do they question it constantly?
Red Flags
🚩 Unrealistic timelines or budgets
🚩 Unwillingness to commit to a clear scope
🚩 Poor communication or responsiveness
🚩 Disrespectful or aggressive behavior
🚩 Inability or unwillingness to verify financing

Making the Decision
It’s okay to say no. Not every opportunity is worth taking. A difficult client can:
- Damage your reputation
- Consume time and resources
- Lead to disputes and legal costs
- Affect your team’s morale
Choose clients who:
- Respect your expertise
- Communicate clearly
- Have realistic expectations
- Are financially sound
- Treat your team professionally
Building Long-Term Relationships
The best clients often come from referrals. By choosing good clients and delivering quality work, you build a reputation that attracts more quality clients. This is the foundation of a successful, sustainable building business.
