The Site

Access to your site

In most construction projects, ensuring your builder has safe and easy access to the site is an owner’s obligation that cannot be overlooked. A well-accessible site not only aids in smooth project execution but also prevents unforeseen costs due to delays or damages incurred from inadequate access points. Here’s what you need to consider to effectively manage access to your site: First, evaluate the physical accessibility of your site. Is it located on a steep incline, at the end of a narrow cul-de-sac, or surrounded by dense vegetation? These factors can complicate access for large construction vehicles and machinery, requiring additional measures such as creating temporary access roads or clearing the path, which can increase your project costs and timeline. Ensuring that the entrance is wide and stable enough for heavy equipment is crucial. If your site lacks sufficient access, discuss potential solutions with your builder in advance. Second, consider the legal and safety regulations tied to your site. Construction zones are inherently hazardous, and unauthorized or ill-prepared access increases the risk of accidents. Safety fencing, clear signage, and adherence to local regulations about site access and safety should be implemented to mitigate these risks. Regularly communicate with your builder to ensure all safety measures are being followed, and take time to understand what legalities specific to your area need to be met. Third, understand your contractual obligations regarding access. Your construction contract will likely specify that the owner is responsible for ensuring the site is accessible. Failure to ensure proper access can lead to conflicts and added costs, especially if the builder has to undertake additional work to create accessible pathways. Ensure these details are clearly outlined and agreed upon in your contract to avoid miscommunication and potential disputes. Lastly, maintaining effective communication with your builder about access needs and challenges throughout the construction process is critical. Any changes that may impact accessibility, such as increased traffic or unexpected weather conditions, should be promptly addressed. Regular site visits and updates from your builder can help keep you informed and allow for timely decisions regarding access improvements, if necessary. By proactively managing site access, you can prevent unexpected costs and delays, ensuring a smoother and more efficient construction project. Understanding your obligations and communicating effectively with your builder are key steps to ensuring your residential property development proceeds without unnecessary hurdles.

How to Build a House

Believe it or not, there are sequences in construction. If there were not, we would all end up building our own individual portion of the project at the same time or at random times and we would wind up having an awful mess on our hands (not to mention a complete train wreck of a project)! In this episode of Electrician U, Dustin digs into the different phases of building a house.
